Fair question. The national housing headlines have been gloomy for weeks, and a lot of buyers have quietly decided to sit tight rather than buy a house right now. But sitting tight and sitting smart aren’t always the same thing, and the numbers behind those headlines tell a more interesting story once you zoom in on Northwest Arkansas and Northeast Oklahoma.

National real estate news is accurate, but it’s rarely local. What slows buyers down in Boston or Sacramento doesn’t always show up the same way in Siloam Springs, Bentonville, or Grove, Oklahoma. So let’s look at what actually happened last month, and why it’s worth reconsidering your timeline if a headline talked you out of trying to buy a house right now.

According to the National Association of REALTORS®, pending home sales — signed contracts on existing homes, which is one of the best early reads on where the market is headed — dropped 5.4% in June compared to May, and slipped 0.3% from a year earlier. NAR’s chief economist, Dr. Lawrence Yun, pointed to the highest mortgage rates in nearly a year, combined with a record-high national median home price, as the main reasons buyers pulled back. He called it a tough combination, especially for first-time buyers trying to break in.

Regionally, our part of the country actually held up better than most. The South, which includes both Arkansas and Oklahoma, saw pending sales fall 4.1% for the month, a smaller drop than the Midwest’s steep 8.9% decline. That’s not nothing, but it’s a reminder that a national headline is an average of a lot of very different local stories — and it’s easy to see a stat like that and assume it’s a bad time to buy a house right now, no matter where you actually live.

Should You Buy a House Right Now in Northwest Arkansas?

Here’s where it gets local. Northwest Arkansas is not the country. We’ve seen real price growth over the last several years thanks to steady relocation from bigger, pricier metros, but we’re still nowhere near coastal sticker shock, and homes here tend to hold their value because people keep choosing to move here — for the trail systems, the lake life, the job growth, the food scene, pick your reason.

When national buyer demand cools even a little, some of that pressure eases here too, which is the opposite of what the headlines make you expect. Fewer multiple-offer situations. A little more room to negotiate. Slightly longer time on market in some price points, especially outside the hottest Bentonville and Rogers zip codes.

If you’ve lost a bidding war or two over the past couple of years, a national pullback like this is exactly the kind of window worth paying attention to. For buyers who’ve been sitting on the sidelines waiting for the market to loosen up, this might be as good a signal as any to buy a house right now instead of waiting on a headline to change your mind for you. What a cooling national market does tend to bring is calmer local negotiations, which is good news if you’ve been burned out by the frenzy of the last few years and are weighing whether to buy a house right now.

1. Higher rates came with more room to negotiate. Sellers who’ve watched their pool of buyers shrink are more willing to talk about closing costs, repairs, and price adjustments than they were a year or two ago.

2. You’re buying payment stability, not a rate prediction. If your budget works at today’s rate, it works. Refinancing later is always an option; deciding to buy a house right now based on your own numbers beats waiting on a rate that may or may not show up.

3. Inventory is easing. More homes sitting on the market for longer means more selection and fewer rushed decisions, which is a genuinely nicer way to house hunt.

4. Local fundamentals haven’t changed. People are still moving to Northwest Arkansas and Northeast Oklahoma for the same reasons they always have, and that steady demand tends to support home values here even when the national mood is cautious.

5. Waiting has a cost too. Rent doesn’t build equity, and if home prices in our area keep climbing even modestly while you wait for a “better” moment, the math doesn’t always favor pausing on a decision to buy a house right now.
